Newstead is the town in the north-east corner of Erie County. It was created in 1823 from the eastern part of the town of Clarence as the “Town of Erie”, and renamed Newstead in 1831 — reportedly on the advice of Abigail Fillmore, after Newstead Abbey, the English home of Lord Byron. The town’s own record notes that its early papers were lost in a fire in June 1887.
The Village of Akron, incorporated in 1849, sits in the eastern central part of the town and is its commercial and administrative centre. Murder Creek runs through the village and over Akron Falls, and much of the 284-acre Akron Falls County Park lies within the village line. The town is split in two by the Onondaga Escarpment, Tonawanda Creek forms its northern boundary, and a portion of the Tonawanda Reservation, the territory of the Tonawanda Seneca Nation, is in its north-eastern corner.
At 51 square miles and a 2020 census population of 8,689 — 2,888 of them in the village — Newstead is largely agricultural: the town records more than 40% of its area in farming. Gypsum and the cement industry drove much of Akron’s early growth. Outside the village, the town’s settlements are hamlets and crossroads rather than incorporated places.

Most of Newstead is unassociated property — village lots in Akron and rural and farm parcels across the rest of the town. An HOA is the exception here rather than the rule.

- A Village of Akron address carries village tax and village services — including the village’s own electric, water and sewer — on top of the town’s. Not an HOA, but the line people most often mistake for one here.
- On rural parcels the questions that matter are rarely dues. Septic, well capacity and water quality, easements and shared-driveway agreements are what decide the real cost.
- Dues and coverage vary by association and change year to year, so we quote them from the current documents for that specific property.
