A local’s perspective
Elma, in the team’s own words.
Elma is a town in the central part of Erie County, south-east of Buffalo, created in 1857 from parts of the towns of Aurora and Lancaster. It is named after the American elm.
At 34.5 square miles and a 2020 census population of 11,721, Elma has some of the most open ground per resident of any town on this site. Its settlements are hamlets rather than villages — Elma Center, East Elma, Blossom, Spring Brook, Jamison Road and the Cotton District — and none of them is separately incorporated.

Why people choose Elma.
The most room of any town here
34.5 square miles and 11,721 people. That is roughly a third of the population of Clarence in two thirds of the area — land parcels and acreage are an ordinary part of this market.
One school district
Iroquois Central serves the town, which makes the district question simpler here than in most of the Buffalo metro.
No villages at all
Elma has no incorporated villages, so there is no second layer of village tax or village service anywhere in the town.
Twenty minutes to the Galleria
Rural in character without being remote: measured driving is about 21 minutes to Walden Galleria and 23 to downtown Buffalo.
Created out of two other towns
Elma was formed in 1857 from parts of Aurora and Lancaster, which is why its edges run against so many neighbours.
Listings move, and we watch them

Before you write an offer
Edges are still worth checking
One district covers the town, but Elma was cut out of two others and its boundaries run against several neighbours. We confirm the assigned district and school for the exact address, in writing.
District and school assignments are set by the districts and can change. Nothing here is a rating or a recommendation of any school. Verify the assignment for a specific address with the district before you rely on it — or ask us and we will confirm it in writing. See the New York State Fair Housing Notice.

HOAs and associations
Whether Elma comes with dues.
Elma is overwhelmingly unassociated property. With no incorporated villages and very little platted subdivision, an HOA is the exception here rather than the rule.
- Where an association does apply, we pull the documents, the current dues and any special assessment on file before you commit.
- On acreage the questions that matter are rarely dues. Septic and percolation, well capacity and water quality, easements and shared-road maintenance agreements are what decide the real cost of a parcel.
- Agricultural exemptions, timber and any existing lease on the land are worth establishing before you price an offer.
- Dues and coverage vary by association and change year to year, so we quote them from the current documents for that specific property.
New construction
Building new in Elma.
Elma has more land available than almost anywhere else on this site, so a build here is usually a custom home on a purchased parcel rather than a house in a subdivision.
- On a build-on-your-own-lot, percolation, septic approval and the distance of the utility runs decide the budget long before finishes do.
- Town road frontage, driveway permits and setback requirements are worth confirming before you commit to a parcel, not after.
- A builder’s on-site agent represents the builder. Bring your own representation to the first visit; on most builder contracts you cannot add it afterwards.

Market trends
What the Elma market is doing.
Live, not last quarter
The grid above is the market.
There is no median price or days-on-market figure printed on this page on purpose. Those move week to week, and a number typed into a web page last quarter is a number that will be wrong when you need it. What is on this page is the live MLS feed for Elma, updated as listings change.
The rest of the picture — what has actually been selling, what it sold for, how long it sat, and the disclosures and sale history that public portals do not publish — comes from the MLS, and we will walk you through it for the streets you are looking at.
Ask for the Elma numbersThinking of selling
What your Elma home is worth today.
An instant estimate is a starting point, not a price. It does not know what you did to the kitchen, and it does not know what the house three streets over actually closed at. Start with the estimate, then we will price it against the real comparable sales.
Questions
Elma, answered.
The questions buyers and sellers actually open with, answered straight rather than hedged.
What school district is Elma in?
Iroquois Central School District serves the town. Iroquois also draws from parts of Lancaster, Marilla, Wales and Aurora. One district for the town makes this simpler here than in most of the Buffalo metro, but for a property near the town line we still confirm the assignment in writing before you make an offer.
Are there villages in Elma?
No. Elma has no incorporated villages, so the whole town is governed by the town and there is no second layer of village tax or village service anywhere in it. Elma Center, East Elma, Blossom, Spring Brook, Jamison Road and the Cotton District are hamlets, not incorporated municipalities.
Can you buy land in Elma?
Yes, and the listings feed on this page includes land as well as houses. Elma has one of the lowest population densities on this site — 34.5 square miles and 11,721 people. On a parcel the questions that decide the budget are percolation and septic approval, well capacity, easements, road frontage and driveway permits, and we work through those before you commit.
How far is Elma from Buffalo?
Measured driving from the centre of the town: about 23 minutes to downtown Buffalo, 21 to Walden Galleria, 24 to Highmark Stadium and 28 to Buffalo Niagara International Airport. Those are free-flow times from the Mapbox Directions API in September 2026 and will run longer at peak.
When was Elma founded?
The town was officially created in 1857 from parts of the towns of Aurora and Lancaster, and is named after the American elm tree.
