A local’s perspective

Getting to know Alden.

Alden is a town on the eastern border of Erie County, east of Buffalo. It was established on March 27, 1823, from part of the town of Clarence, and in 1853 gave up part of its territory to form the town of Marilla. It borders Newstead to the north, Lancaster to the west and Marilla to the south, with Darien in Genesee County on the east and Bennington in Wyoming County along part of the south.

The town was first settled in 1810, when Moses Fenno arrived in the spring, followed the same year by Joseph Freeman, William Snow, John Estabrook and Arunah Hibbard, who each built a log house near the site of the present village. Three railroads crossed the town in the nineteenth century: the Buffalo & Attica in 1843, the Buffalo & Rochester (later part of the New York Central) in 1853, and the Delaware, Lackawanna & Western in 1883.

The Village of Alden, on Broadway (U.S. Route 20), was incorporated on May 7, 1869, and had a 2020 census population of 2,604 on 2.72 square miles. The discovery of the black water baths in 1891 brought visitors to the town from Buffalo and further east. The rest of the town — 34.5 square miles in all, with a 2020 census population of 9,706 — is made up of hamlets including Crittenden, Millgrove, Alden Center, West Alden and Town Line.

Highlights

Why people choose Alden.

  • Erie County’s eastern edge

The town’s east line is the Genesee County line, against Darien, and part of its south line meets Bennington in Wyoming County.

  • One village, on Broadway

The Village of Alden, incorporated in 1869, sits on U.S. Route 20 in the east of the town. In 1996 village voters chose to keep it a separate village rather than merge with the town.

  • Two routes across the town

Broadway (U.S. Route 20) crosses the south of the town through the village, and Genesee Street (NY Route 33) crosses the north through Crittenden, Millgrove and Peters Corners.

  • One district for nearly all of it

Alden Central School District covers the village and almost all of the town. A small part of the town outside the village is in Akron Central.

  • Formed from Clarence in 1823

Alden was created from part of Clarence in 1823 and gave up part of its own territory to form Marilla in 1853.

  • Listings move, and we watch them

The team’s own framing for this town: stay on top of the newest listings, and tell us what you want to see. The grid on this page is that feed, live.

Before you write an offer

  • Check the district for the address

Alden Central covers almost all of the town, but the town’s assessment roll places some parcels in Akron Central. We confirm the assigned district and school for the exact address, in writing.

District and school assignments are set by the districts and can change. Nothing here is a rating or a recommendation of any school. Verify the assignment for a specific address with the district before you rely on it — or ask us and we will confirm it in writing. See the New York State Fair Housing Notice.

HOAs and associations

Whether Alden comes with dues.

Outside the village, Alden is largely farmland and road-frontage property, and a homeowners association is not something to assume either way. We establish it for each property.

  • Where an association does apply, we pull the documents, the current dues and any special assessment on file before you commit.
  • A Village of Alden address carries village tax and village services on top of the town’s. Not an HOA, but a line worth knowing before you compare two properties.
  • On rural parcels the questions that matter are rarely dues. Septic, well capacity and water quality, easements and any shared-driveway agreement decide the real cost of a property.
  • Dues and coverage vary by association and change year to year, so we quote them from the current documents for that specific property.

New construction

Building new in Alden.

With most of the town’s 34.5 square miles outside the village, a new build in Alden is often a custom home on a purchased parcel. The town’s Building Department, Planning Board and Zoning Board of Appeals are where those projects are reviewed.

  • On a build-on-your-own-lot, percolation, septic approval and the distance of the utility runs decide the budget long before finishes do.
  • Road frontage, driveway permits and setback requirements are worth confirming with the town before you commit to a parcel, not after.
  • A builder’s on-site agent represents the builder. Bring your own representation to the first visit; on most builder contracts you cannot add it afterwards.

Market trends

What the Alden market is doing.

Live, not last quarter

The grid above is the market.

There is no median price or days-on-market figure printed on this page on purpose. Those move week to week, and a number typed into a web page last quarter is a number that will be wrong when you need it. What is on this page is the live MLS feed for Alden, updated as listings change.

The rest of the picture — what has actually been selling, what it sold for, how long it sat, and the disclosures and sale history that public portals do not publish — comes from the MLS, and we will walk you through it for the streets you are looking at.

Ask for the Alden numbers

Thinking of selling

What your Alden home is worth today.

An instant estimate is a starting point, not a price. It does not know what you did to the kitchen, and it does not know what the house three streets over actually closed at. Start with the estimate, then we will price it against the real comparable sales.

Questions

Alden, answered.

The questions buyers and sellers actually open with, answered straight rather than hedged.

What school district is Alden in?

Alden Central School District covers the Village of Alden and almost all of the town, with Alden High School, Alden Middle School, Alden Intermediate School and Alden Primary School. A small part of the town outside the village is in Akron Central School District. We confirm the assigned district for a specific address in writing before you make an offer.

Is the Village of Alden the same as the Town of Alden?

No. The Village of Alden is a separately incorporated village inside the town, incorporated in 1869, with its own village government and village taxes on top of the town’s. In 1996 village voters chose to keep it a separate village. The rest of the town, including Crittenden, Millgrove, Alden Center and Town Line, is governed by the town alone.

What hamlets are in Alden?

Named places in the town include Crittenden, Millgrove, Alden Center, West Alden, Town Line, Town Line Station, Dellwood, Looneyville, Peters Corners, Alden Station and Wende. They are hamlets and locations, not incorporated municipalities; the Village of Alden is the town’s only village.

How far is Alden from Buffalo?

Measured driving from the centre of the town: about 27 minutes to Walden Galleria, 28 to Buffalo Niagara International Airport, 38 to downtown Buffalo and 39 to Highmark Stadium. Those are free-flow times from the Mapbox Directions API and will run longer at peak.

When was Alden founded?

The first settler, Moses Fenno, arrived in 1810. The town was established on March 27, 1823, from part of the town of Clarence, and part of Alden was later given up to form the town of Marilla in 1853. The Village of Alden was incorporated on May 7, 1869.

Did Town Line really secede from the Union?

By local account, an informal meeting at a schoolhouse in 1861 voted 85 to 40 to secede. It had no legal effect and was never formally recognised by either side. On January 24, 1946, residents voted 90 to 23 to rescind it. Town Line sits on the boundary between Alden and Lancaster, so for a Town Line address we confirm which town the property is in.

Can you buy land in Alden?

Yes, and the listings feed on this page includes land as well as houses. On a parcel the questions that decide the budget are percolation and septic approval, well capacity, easements, road frontage and driveway permits, and we work through those before you commit.

How do I hear about new Alden listings first?
