A local’s perspective
Getting to know East Aurora.
East Aurora is an incorporated village in the north-east of the Town of Aurora, in Erie County south-east of Buffalo. The village was founded in 1804 and incorporated in 1874, and covers 2.52 square miles with a 2020 census population of 5,998.
The Town of Aurora around it was created in 1818 from the now-defunct town of Willink; residents chose the name Aurora in a show of their dissatisfaction with the Holland Land Company. The town covers 36.4 square miles and had a 2020 census population of 13,943. Outside the village, its settlements are hamlets — West Falls, Griffins Mills, Blakeley and the Aurora side of South Wales.
Millard Fillmore, later the 13th President, practised law here and lived in East Aurora from 1826 to 1830. In 1895 Elbert Hubbard founded the Roycroft community of printers, furniture makers, metalsmiths, leathersmiths and bookbinders, and its campus on South Grove Street became a National Historic Landmark in 1986. Fisher-Price was founded in the village in 1930, and its headquarters remain here on Girard Avenue.

Why people choose East Aurora.
A National Historic Landmark campus
Elbert Hubbard founded the Roycroft community here in 1895. Its campus around South Grove and Main Street was designated a National Historic Landmark in 1986, and the Roycroft Inn still offers dining and lodging.
Where Fisher-Price began
The toy company was founded in East Aurora in 1930 by Herman Fisher, Irving Price, Margaret Evans Price and Helen Schelle. Its headquarters are still in the village, on Girard Avenue.
A president’s house
Millard Fillmore built a house on Shearer Avenue while he practised law here. It is a National Historic Landmark, owned and operated by the Aurora Historical Society since 1975.
633 acres of state park
Knox Farm State Park, the former country estate of the Knox family, sits on the village’s north-west edge with trails for hiking, riding, biking and cross-country skiing.
A village inside a town
The Village of East Aurora has its own board, police, public works, water and fire departments. The rest of the Town of Aurora is governed by the town alone, so the address decides the tax bill and the services.
Twenty-three minutes to Highmark Stadium
Measured driving from the village centre: about 23 minutes to Highmark Stadium and to Walden Galleria, and 27 to downtown Buffalo.

Before you write an offer
The edges of the town are split
East Aurora Union Free covers most of Aurora, but parts of the town are in the Holland, Iroquois and Orchard Park districts, and South Wales straddles the Wales town line. We confirm the assigned district and school for the exact address, in writing.
District and school assignments are set by the districts and can change. Nothing here is a rating or a recommendation of any school. Verify the assignment for a specific address with the district before you rely on it — or ask us and we will confirm it in writing. See the New York State Fair Housing Notice.

HOAs and associations
Whether East Aurora comes with dues.
Whether a homeowners association applies in Aurora is a fact about the specific property, not the town, and we establish it from the documents before you commit.
- We pull the association documents, the current dues and any special assessment on file before you commit — not after the inspection period has already started.
- A Village of East Aurora address carries village tax and village services — police, public works, water and fire — on top of the town’s. Not an HOA, but the line people most often mistake for one here.
- Outside the village, on larger parcels, the questions that matter are rarely dues. Septic, well capacity and water quality, easements and shared-driveway agreements decide the real cost.
- Dues and coverage vary by association and change year to year, so we quote them from the current documents for that specific property.
New construction
Building new in East Aurora.
A new build in Aurora is either inside the village, where village boards review it, or out in the town, where a parcel may depend on its own septic and well.
- Inside the village, the Planning Board, Zoning Board of Appeals and Historic Preservation commission all have a say in what gets built, so the approvals for a specific lot are worth establishing before you design.
- On a build-on-your-own-lot in the town, percolation, septic approval, well and the distance of utility runs decide the budget long before finishes do.
- A builder’s on-site agent represents the builder. Bring your own representation to the first visit; on most builder contracts you cannot add it afterwards.

Market trends
What the East Aurora market is doing.
Live, not last quarter
The grid above is the market.
There is no median price or days-on-market figure printed on this page on purpose. Those move week to week, and a number typed into a web page last quarter is a number that will be wrong when you need it. What is on this page is the live MLS feed for East Aurora, updated as listings change.
The rest of the picture — what has actually been selling, what it sold for, how long it sat, and the disclosures and sale history that public portals do not publish — comes from the MLS, and we will walk you through it for the streets you are looking at.
Ask for the East Aurora numbersThinking of selling
What your East Aurora home is worth today.
An instant estimate is a starting point, not a price. It does not know what you did to the kitchen, and it does not know what the house three streets over actually closed at. Start with the estimate, then we will price it against the real comparable sales.
Questions
East Aurora, answered.
The questions buyers and sellers actually open with, answered straight rather than hedged.
What school district is East Aurora in?
The East Aurora Union Free School District serves the village and most of the Town of Aurora, from Parkdale Elementary, East Aurora Middle School and East Aurora High School. Parts of the town are in the Holland, Iroquois and Orchard Park central school districts instead, so for a property toward the town line we confirm the assignment in writing before you make an offer.
Is East Aurora a town or a village?
A village. The Village of East Aurora, incorporated in 1874, sits inside the Town of Aurora, which was created in 1818. An East Aurora mailing address can be in the village or out in the town, and that decides which taxes and services apply, so we confirm it for every property.
What is the difference between a village and a town address here?
A village address carries village tax and village services — the village has its own board, police, public works, water and fire departments — on top of the town’s. A town address outside the village is governed by the Town of Aurora alone. Neither is an HOA, but the difference shows up on the tax bill.
What hamlets are in the Town of Aurora?
West Falls, Griffins Mills and Blakeley are hamlets in the town, and South Wales is shared between the towns of Aurora and Wales. None of them is separately incorporated; East Aurora is the town’s only village.
What is the Roycroft Campus?
The campus of the Roycroft community Elbert Hubbard founded in East Aurora in 1895, where printers, furniture makers, metalsmiths, leathersmiths and bookbinders worked as part of the Arts and Crafts movement. Its buildings around South Grove Street and Main Street were designated a National Historic Landmark in 1986, and the Roycroft Inn still offers dining and lodging.
Is Fisher-Price still in East Aurora?
Yes. Fisher-Price was founded in East Aurora in 1930, and its headquarters remain in the village on Girard Avenue. The company has been owned by Mattel since 1993.
How far is East Aurora from Buffalo?
Measured driving from the village centre: about 27 minutes to downtown Buffalo, 23 to Highmark Stadium and to Walden Galleria, and 32 to Buffalo Niagara International Airport. Those are free-flow times from the Mapbox Directions API and will run longer at peak.
What parks are near East Aurora?
Knox Farm State Park, 633 acres on the village’s north-west edge, has trails for hiking, riding, biking and cross-country skiing and a dog park. Emery Park, an Erie County park of about 457 acres in South Wales, has a nature trail, disc golf, camping and winter skiing. In the village, Hamlin Park and the Sinking Ponds Nature Preserve are closer to hand.
