A local’s perspective
Getting to know Hamburg / Blasdell.
Hamburg is a town on the western border of Erie County, south of Buffalo and one of the county’s Southtowns. It was formed on March 20, 1812, from the now-defunct town of Willink, and is named after the city of Hamburg, Germany. The first town meeting was held that April at Jacob Wright’s tavern at Wright’s Corners — later Abbott’s Corners, and now Armor.
Lake Erie forms the town’s western border and Eighteen Mile Creek its southern boundary. At 41.3 square miles of land, the town had a 2020 census population of 60,085. Its population more than doubled between 1940 and 1960, from 17,190 to 41,288.
Two incorporated villages sit inside the town: the Village of Hamburg, which incorporated in 1874, and the Village of Blasdell, which incorporated in 1898. The town also contains the census-designated place of Wanakah and a string of hamlets along the lake and inland, among them Lake View, Woodlawn, Athol Springs, Big Tree and Scranton.
The Erie County Fair came to Hamburg in 1868 and has been held there ever since, on 275 acres of fairgrounds near the Village of Hamburg. It is claimed that the 1885 fair is where the hamburger sandwich was first sold, by the vendors Frank and Charles Menches.

Why people choose Hamburg.
Home of the Erie County Fair
The fair has been held in Hamburg since 1868, on 275 acres of fairgrounds near the village. It runs for twelve days every August and is the third-largest county fair in the United States.
A town with a Lake Erie shoreline
Lake Erie is the town’s entire western border. Woodlawn Beach State Park and the Hamburg Town Park and Beach are both on it, and the Seaway Trail runs along it on Route 5.
Two villages inside one town
The Village of Hamburg (1874) and the Village of Blasdell (1898) each have their own village government, on top of the town’s.
Eighteen minutes to Highmark Stadium
Measured driving from the Village of Hamburg is about 18 minutes to the stadium in Orchard Park and 25 to downtown Buffalo.
More than one school district
Frontier Central is the town’s primary district and Hamburg Central serves the village and areas next to it, with West Seneca and Orchard Park Central taking small portions at the edges.

Before you write an offer
The district is a fact about the address
Four districts draw from the town, and a Hamburg mailing address does not decide which one a property is in. We confirm the assigned district and school for the exact address, in writing.
District and school assignments are set by the districts and can change. Nothing here is a rating or a recommendation of any school. Verify the assignment for a specific address with the district before you rely on it — or ask us and we will confirm it in writing. See the New York State Fair Housing Notice.

HOAs and associations
Whether Hamburg comes with dues.
Whether a Hamburg property carries an association depends on the specific property. Where one applies it is usually a condominium, townhome or subdivision association, and the documents decide what it covers.
- We pull the association documents, the current dues and any special assessment on file before you commit — not after the inspection period has already started.
- A Village of Hamburg or Village of Blasdell address carries village tax and village services on top of the town’s. Not an HOA, but the line people most often mistake for one here.
- On the lakefront, shoreline condition, erosion protection and any shared access or right-of-way agreement are worth establishing before you price an offer.
- Dues and coverage vary by association and change year to year, so we quote them from the current documents for that specific property.
New construction
Building new in Hamburg.
A new build in Hamburg can be a lot in a subdivision, an infill lot in or near one of the villages, or a parcel in the town outside them. Which one decides most of the questions that follow.
- On any lot, the site decides the build: setbacks, drainage, utility connections, and whether public sewer reaches the parcel or it needs septic approval.
- Near the lake or along Eighteen Mile Creek and its tributaries, flood zone status and any shoreline permitting are worth settling before you design, not after.
- A builder’s on-site agent represents the builder. Bring your own representation to the first visit; on most builder contracts you cannot add it afterwards.

Market trends
What the Hamburg market is doing.
Live, not last quarter
The grid above is the market.
There is no median price or days-on-market figure printed on this page on purpose. Those move week to week, and a number typed into a web page last quarter is a number that will be wrong when you need it. What is on this page is the live MLS feed for Hamburg, updated as listings change.
The rest of the picture — what has actually been selling, what it sold for, how long it sat, and the disclosures and sale history that public portals do not publish — comes from the MLS, and we will walk you through it for the streets you are looking at.
Ask for the Hamburg numbersThinking of selling
What your Hamburg home is worth today.
An instant estimate is a starting point, not a price. It does not know what you did to the kitchen, and it does not know what the house three streets over actually closed at. Start with the estimate, then we will price it against the real comparable sales.
Questions
Hamburg / Blasdell, answered.
The questions buyers and sellers actually open with, answered straight rather than hedged.
What school district is Hamburg in?
Frontier Central School District is the town’s primary district and serves most of the area outside the Village of Hamburg, including the lakeshore and Blasdell. Hamburg Central School District serves the village and areas next to it. West Seneca Central and Orchard Park Central each serve small portions at the town’s edges. The lines do not follow the village lines, so we confirm the assigned district and school for a specific address before you make an offer.
Is Blasdell part of Hamburg?
Yes. Blasdell is an incorporated village inside the Town of Hamburg, in the north of the town, bordering the City of Lackawanna. It incorporated in 1898 and has its own village government, so a Blasdell address carries village tax and village services on top of the town’s.
What villages and hamlets are in the Town of Hamburg?
Two incorporated villages: Hamburg (1874) and Blasdell (1898). The town also contains the census-designated place of Wanakah, which takes in Mount Vernon and Clifton Heights, and the hamlets of Lake View, Woodlawn, Athol Springs, Big Tree and Scranton. Armor sits on the line with Orchard Park. Lake Erie Beach, sometimes grouped with them, is in the Town of Evans.
Does a Hamburg mailing address mean the property is in the Town of Hamburg?
Not reliably. The town is served by several ZIP codes — 14075 (Hamburg), 14085 (Lake View), 14219 (Blasdell), and parts of 14127 (Orchard Park) and 14218 (Lackawanna) — and a ZIP code does not decide the town, the village or the school district. We confirm all three for the specific property.
When was Hamburg founded?
The town was formed on March 20, 1812, from the now-defunct town of Willink, and is named after the city of Hamburg, Germany. The first town meeting was held on April 7, 1812, at Wright’s Corners, now the hamlet of Armor. The towns of East Hamburgh (now Orchard Park) and West Seneca were later formed from parts of it.
Where is the Erie County Fair held?
At the fairgrounds at 5600 McKinley Parkway in Hamburg, on 275 acres near the village. The fair has been in Hamburg since 1868, runs for twelve days every August, and is the third-largest county fair in the United States.
Are there beaches in Hamburg?
Yes, on Lake Erie. Woodlawn Beach State Park has a one-mile natural sand beach with seasonal swimming. The Hamburg Town Park and Beach on Lake Shore Road has a lifeguarded beach in summer and a boat launch, and requires a town resident parking pass, which goes with paying Town of Hamburg property taxes.
How far is Hamburg from Buffalo and Highmark Stadium?
Measured driving from the Village of Hamburg: about 18 minutes to Highmark Stadium, 25 to downtown Buffalo, 24 to Walden Galleria and 33 to Buffalo Niagara International Airport. Those are free-flow times from the Mapbox Directions API and will run longer at peak.
How do I hear about new Hamburg and Blasdell listings first?
