A local’s perspective

Getting to know Marilla.

Marilla is a town on the eastern border of Erie County, formed on December 2, 1853 from parts of the towns of Alden and Wales. It is named for Marilla Rogers, an early school teacher, who died in 1855, two years after the town was given her name.

The land was part of the Buffalo Creek Reservation until the Treaty of Buffalo Creek opened it to general settlement in the 1840s; members of the Ebenezer Society were the first to settle it. The town describes itself today as a rural and residential community with a continuing emphasis on agriculture.

At 27.5 square miles and a 2020 census population of 5,189, Marilla has no incorporated villages. Its settlements are hamlets — Marilla, Porterville, Williston and Bush Gardens — and Buffalo Creek and Cayuga Creek both run through the town.

Highlights

Why people choose Marilla.

  • Room to spread out

27.5 square miles of land and 5,189 people at the 2020 census — about 189 people per square mile. Land and larger parcels are an ordinary part of this listings feed.

  • No villages at all

Marilla has no incorporated villages, so there is no second layer of village tax or village service anywhere in the town.

  • A store older than the town

The Marilla Country Store, at the corner of Bullis and Two Rod Roads, dates to 1851 — two years before the town was formed — and keeps a second-floor museum of its own history.

  • Two school districts

Depending on the address, a property is in Iroquois Central, which runs Marilla Primary School on Bullis Road, or in Alden Central.

  • Formed from two older towns

Marilla was cut from Alden and Wales in 1853, and today borders Alden, Lancaster, Elma, Aurora, Wales and Bennington in Wyoming County.

  • Listings move, and we watch them

The team’s own framing for every town: stay on top of the newest listings, and tell us what you want to see. The grid on this page is that feed, live.

Neighborhoods

One town, 5 places with their own name.

A mailing address and a municipality are not the same thing in Marilla. This is which is which.

  • Hamlet

    Marilla

The town’s namesake settlement in its north-west part, at the junction of Two Rod and Bullis Roads. Founded around 1829; the Marilla Free Library and the Marilla Country Store are both on Bullis Road here.

  • Hamlet

    Porterville

The south-west corner of the town on Buffalo Creek, named after the mill operator Archibald Porter.

  • Hamlet

    Williston

Near Williston and Three Rod Roads, named for the Willis family.

  • Hamlet

    Bush Gardens

A small settlement in the north-east of the town.

  • Unincorporated

    Open country

Most of Marilla’s 27.5 square miles is not in any named hamlet. It is town land, governed by the town alone, with no village layer anywhere in it.

Before you write an offer

  • The district depends on the address

Two districts serve Marilla, and the line between them does not follow hamlet names. We confirm the assigned district and school for the exact address, in writing.

District and school assignments are set by the districts and can change. Nothing here is a rating or a recommendation of any school. Verify the assignment for a specific address with the district before you rely on it — or ask us and we will confirm it in writing. See the New York State Fair Housing Notice.

HOAs and associations

Whether Marilla comes with dues.

Marilla is overwhelmingly unassociated property. With no incorporated villages and a rural, agricultural landscape, an HOA is the exception here rather than the rule.

  • Where an association does apply, we pull the documents, the current dues and any special assessment on file before you commit.
  • On acreage the questions that matter are rarely dues. Septic and percolation, well capacity and water quality, easements and shared-road maintenance agreements are what decide the real cost of a parcel.
  • Agricultural exemptions, farm leases and any existing lease on the land are worth establishing before you price an offer.
  • Dues and coverage vary by association and change year to year, so we quote them from the current documents for that specific property.

New construction

Building new in Marilla.

With 27.5 square miles and no villages, a build in Marilla is usually a custom home on a purchased parcel rather than a house in a subdivision.

  • On a build-on-your-own-lot, percolation, septic approval and the distance of the utility runs decide the budget long before finishes do.
  • Town road frontage, driveway permits and setback requirements are worth confirming with the town’s Building Department before you commit to a parcel, not after.
  • A builder’s on-site agent represents the builder. Bring your own representation to the first visit; on most builder contracts you cannot add it afterwards.

Market trends

What the Marilla market is doing.

Live, not last quarter

The grid above is the market.

There is no median price or days-on-market figure printed on this page on purpose. Those move week to week, and a number typed into a web page last quarter is a number that will be wrong when you need it. What is on this page is the live MLS feed for Marilla, updated as listings change.

The rest of the picture — what has actually been selling, what it sold for, how long it sat, and the disclosures and sale history that public portals do not publish — comes from the MLS, and we will walk you through it for the streets you are looking at.

Ask for the Marilla numbers

Thinking of selling

What your Marilla home is worth today.

An instant estimate is a starting point, not a price. It does not know what you did to the kitchen, and it does not know what the house three streets over actually closed at. Start with the estimate, then we will price it against the real comparable sales.

Questions

Marilla, answered.

The questions buyers and sellers actually open with, answered straight rather than hedged.

What school district is Marilla in?

Two. Depending on the address, a Marilla property is in the Iroquois Central School District, which runs Marilla Primary School on Bullis Road, or the Alden Central School District. Because the assignment depends on the exact address, we confirm it in writing before you make an offer.

Are there villages in Marilla?

No. Marilla has no incorporated villages, so the whole town is governed by the town and there is no second layer of village tax or village service anywhere in it. Marilla, Porterville, Williston and Bush Gardens are hamlets, not incorporated municipalities.

Can you buy land in Marilla?

Yes, and the listings feed on this page includes land as well as houses. Marilla has 27.5 square miles of land and 5,189 people at the 2020 census. On a parcel the questions that decide the budget are percolation and septic approval, well capacity, easements, road frontage and driveway permits, and we work through those before you commit.

How far is Marilla from Buffalo?

Measured driving from the centre of the town: about 28 minutes to downtown Buffalo, 25 to Walden Galleria, 29 to Highmark Stadium and 31 to Buffalo Niagara International Airport. Those are free-flow times from the Mapbox Directions API in September 2026 and will run longer at peak.

When was Marilla founded?

The town was formed on December 2, 1853 from parts of the towns of Alden and Wales. The land had been part of the Buffalo Creek Reservation, and settlement in the area dates to the late 1820s.

Who is Marilla named after?

Marilla Rogers, an early school teacher. She died in 1855 at the age of 38, two years after the town was given her name.

What is the Marilla Country Store?

A general store on the south-east corner of Bullis and Two Rod Roads that has been trading since 1851, before the town itself existed. Today it sells groceries, bulk foods, candy, clocks and gifts, and its second floor is a museum of the store’s own history.

What ZIP codes cover Marilla?

Marilla’s own ZIP code is 14102, but parts of the town carry neighbouring ZIP codes, including Alden (14004), East Aurora (14052), Cowlesville (14037), Elma (14059) and Lancaster (14086). A mailing address is not a reliable guide to the town or the school district, so we check both for the exact property.

How do I hear about new Marilla listings first?

In the team’s own words: in this competitive market it’s important to stay on top of the newest listings and to alert us on anything you would like to see.
